COMMON QUESTIONS

Everything You Need to Know

HOW WILL YOU FIND POTENTIAL BUYERS/RENTERS FOR MY PROPERTY?

To find potential buyers or renters for your property, I employ a comprehensive approach. I begin by conducting a detailed market analysis to determine the property's competitive pricing and target audience. Your property will be prominently featured on popular online platforms like Zillow, Trulia, and Realtor.com, accompanied by high-quality photos and detailed descriptions.

I leverage social media marketing, including Facebook, Instagram, and Twitter, using paid advertising when necessary. Email marketing campaigns target individuals who have expressed interest in real estate. Open houses provide interested parties with firsthand experiences and opportunities for questions.

I utilize my network of real estate professionals and industry contacts for referrals and collaborations. Print advertising in local newspapers and real estate magazines, along with traditional signage, can also be employed. Moreover, I tailor marketing strategies to highlight your property's unique features.

Continuous monitoring and feedback collection allow us to fine-tune our approach, ensuring your property garners the attention of qualified buyers or renters for a successful transaction.

DO I NEED A REAL ESTATE LAWYER AS WELL?

In Michigan, the engagement of a real estate lawyer is not obligatory in property transactions unless you, as the client, specifically choose to hire one. While they can provide valuable legal expertise and protection, it's essential to understand that their services are not mandatory.

WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?

In Michigan, real estate commission rates can vary among real estate agents and brokerages, and they are typically negotiable. There isn't a fixed or standard percentage that all realtors charge for their services. However, it's common for real estate commissions to be calculated as a percentage of the final home sale price.

Typically, real estate commissions in Michigan range from about 6% to 7% of the final sale price of the home. This commission is often split between the seller's agent and the buyer's agent, with each receiving a portion.

It's important to note that commission rates can be negotiated between the seller and their chosen real estate agent. Some factors that can influence the commission rate negotiation include the local market conditions, the complexity of the transaction, and the services offered by the realtor.

I provide a Seller's Net Proceeds spreadsheet to discuss external fees and charges between a brokerage, HOA dues, and anything else that may come up when choosing to sell your home. This way, you can have a clear understanding of the costs involved in selling your home.

DO YOU WORK WITH FIRST-TIME HOME BUYERS?
